Repositioning & Relaunch
OCULARIS was founded in 2013 as a family office with a focus on residential real estate. Initially, the emphasis was on property management, where we were responsible for maintaining and increasing the value of residential buildings.
In the early years, we carried out renovations and modernizations, including apartment and attic conversions. This expertise laid the foundation for our future development.
In spring 2017, we completed our first in-house development project, constructing 21 high-quality apartments in Vienna—a significant milestone in the company’s history.
As our success grew, we expanded our portfolio to include national and international projects in Germany, Hungary, and Croatia, while taking on consulting assignments in real estate development.
In the second half of 2024, we decided to take a new step in our company’s development. We repositioned OCULARIS, laying the foundation for the next phase of growth. The relaunch of our operations in early 2025 brings a stronger focus on innovative, future-ready real estate projects, emphasizing mindfulness, creativity and the highest quality.

Management
Christian Polak
Managing Partner | CEO
Christian Polak is an experienced real estate expert with over 25 years of industry experience in Austria, Germany, and the CEE region. After studying International Business Administration, he began his career as a technical project manager in the construction industry and quickly advanced into senior management positions. In leadership roles at renowned companies such as UBM Development (formerly Strauss & Partner) and the EYEMAXX Real Estate Group, he oversaw numerous real estate developments across all asset classes. His expertise spans the entire value chain—from project development and management to international transactions and global sales. In 2017, he became a Board Member of the 6B47 Group Austria and was appointed Chief Operating Officer (COO) of 6B47 Real Estate Investors AG in 2023. In this role, he was responsible for the strategic development and operational execution of project development, project management, financial administration, and global sales across Austria, Germany, and Poland. Christian founded OCULARIS in 2013. Since late 2024, he has been fully dedicated to the further development of his own company, bringing his extensive experience, international network, and deep market knowledge to drive its growth and success.
Gordana Ćurković
Management | Managing Director
Gordana Ćurković is an experienced real estate professional with over two decades of successful work in the construction and real estate industry. Born in Zagreb, where she completed her studies and earned a Master’s degree in Economics, she began her career in the construction and real estate sector—laying the foundation for a comprehensive understanding of all phases of real estate development. She has held senior positions in international investment and development companies, including CEO of SilverLeaf Capital, a subsidiary of Lehman Brothers, and later as Country Director for Croatia at the UBM Group, where she played a central role in implementing strategic projects in the local market. Since late 2016, Gordana has led the CEE operations at OCULARIS and oversees the Design and Interior division. With her extensive experience, strategic mindset, and deep market knowledge, she plays a key role in the development and positioning of the company in the high-end real estate sector. She continuously expands her expertise in all areas of real estate development to ensure that OCULARIS’ products and services meet the highest standards and align with current international trends.
Friedrich Gruber
Management | COO
Friedrich Gruber has over 40 years of experience in the construction and real estate industry. He began his career as a construction technician at the Porr Group, quickly advancing to site manager and eventually into real estate project development. He was entrusted with founding and managing Porr Solutions, which he significantly shaped. In 2011, Gruber joined 6B47 Real Estate Investors AG, where he served as Managing Director and later as a board member. In this role, he was responsible for project development and technical operations until 2023, contributing significantly to the successful execution of numerous residential and commercial projects. His expertise lies in strategic planning and operational execution of large-scale projects, as well as leading interdisciplinary teams. Today, Friedrich Gruber brings his extensive knowledge to the development of high-quality residential projects.
