OCULARIS Investments is developing a modern residential project in Vienna’s 21st district, comprising approximately 316 privately financed rental apartments in the affordable housing segment. In addition, around 290 m² of commercial space will be created on the ground floor.
The location stands out due to its proximity to Floridsdorf Clinic, excellent transport connections, and outstanding infrastructure, including local amenities, a shopping center, schools, medical services, and restaurants. Recreational areas such as the Danube Island and Bisamberg are also located nearby.
The project is intended for a global sale to an institutional investor. The plans include an attractive mix of two- to four-room apartments (approx. 38–90 m²), each with private outdoor space, as well as an underground garage with around 154 parking spaces. The weighted net usable residential area amounts to approximately 17,900 m².
The building permit was granted in January 2022, and construction commenced in December 2025. Marketing activities are scheduled to begin in the first quarter of 2026.
